Buying an In-Fill

In-fill building in Saskatoon is becoming a much more common sight with people opting to live in there favourite inner city neighbourhood rather than building in one of Saskatoon's many suburban neighbourhood's.

The idea of building on a mature lot appeals to many people but it just isn't the cards a lot of time because of the extra costs associated with this process. The costs vary depending on the style of building you construct and the location you chose. Some of the larger costs one can face when doing an in-fill are the new water and sewer lines that will need to be run from the cities connection into the new structure and the demolition of the old structure.

Another cost associated with an in-fill can be "off site levies" which are calculated by the city. This fee is not applied on all in-fill builds, it's only applied when rezoning or special permission is require to create the structure you are wanting to build.

There are some ways you can save money on in-fill building if you know what to look for. For example, if you are thinking of building a semi detached dwelling on a 50 foot lot, try to purchase a lot that already has two titles as opposed to one title. What I mean by that is the 50 foot lot will be comprised of two 25 foot lot's that each have their own legal descriptions or you will be faced with the task of sub dividing the 50 foot lot into two 25 foot lots. This can be a difficult, costly and time consuming process and not all subdivisions are approved.

However, even with all the extra charges that accompany an in-fill build it can be extremely rewarding and most often the reason why people chose to go the route of the infill is proximity and maturity of the neighbourhood.

Combing those two items usually results in a much higher quality of life and that's hard to put a price on. My advice to those looking to take on this task or thinking to take on this task is to consultant a builder or an individual that has experience in this process. Their advice and knowledge will prove to be very valuable.
